Unless there are unusual circumstances such as a Company tenancy the contract will usually be an Assured Shorthold Tenancy Agreement in accordance with Housing Act legislation.
These are generally for a fixed 12 month period unless for a "Professional" let where the periods can be shorter.
By agreement with the landlord the contract can generally be extended to cover further academic years of study
